design et al are delighted to announce that Palladian London Ltd  have been shortlisted for Residential Architectural Property Award within The International Design and Architecture Awards 2018.

Palladian London Ltd were commissioned by a private investor to convert an existing un-modernised two-storey house into a remarkable new home in Belgravia’s premier mews. The brief was to create a simplistic yet market leading design, using light, spatial flow and materials to create a property with a sense of grandeur. Further to this, the client required Palladian London Ltd to surpass all market expectations in design and technology whilst only given a limited budget and programme.

The property was designed to meet the aspirations of the most discerning buyer and attract those who would not normally look to purchase a mews house. In practical terms the two facades were retained under the strict Grosvenor Estate management programme and Westminster Council consents, requiring the retention of its historical significance. A key design focus was to draw light from the top floor down through the stairwell to the basement. The architectural feature of a 25-foot retractable glazed roof, maximised the light on the upper floor, whilst creating a multi-functional indoor-outdoor space including a log fire in the ‘winter garden’. Light has been drawn into the lower levels by the design of the unique glass balustrade and oak clad, cantilevered steel staircase.

On arrival down to the first and ground floor, the use of innovative and textured materials invokes a sense of luxury and design quality, particularly in the drawing room and master suite which offer the highest ceilings as a nod to the traditional precedent set by historical architecture. As the light journeys down to the basement, aided by the internal walk-on glazing on the ground floor, the focus turns to technology. On one side, a spa and gym area including a Moroccan inspired steam room, and on the other with a media room including a bar. To the rear of the bar area a concealed door leads to the plant room with state of the art technology including a comfort cooling and building management system, which would rival a small hotel.

The completed project attracted accolades from all design professionals invited to preview it, and when sold, it achieved a record price per square foot for a mews house in the area. The spatial design, use of light and how spaces flow into each other gives the end user complete versatility with the property. The living areas can be opened up or closed off, they can use both entrances or just one, they can use the garage for a car or for storage, they can use the room in the basement as a gym or another bedroom. The versatility and flexibility within the design is what Palladian London Ltd believe makes this particular project so special, appealing and unique.
